A licensed broker reviews it and submits it to your MLS, and it syndicates out to the major public sites from there.

What we don’t do

Most of what goes wrong with flat-fee listings is a seller discovering the limits after they’ve paid. So here they are first.

This is a limited service listing. On every package, you are the point of contact. That means you take the calls and texts from buyers and their agents, you hold any open house, and you complete your own Seller’s Disclosure Notice — we can’t fill that one in for you, because only you know your house.

We don’t provide photography, staging, drone or video. We deliver a yard sign; you put it in the ground. We don’t attend inspections, appraisals or closing. And we don’t give legal or tax advice — if a document’s effect is unclear, that’s a question for your attorney.

Your listing is filed as limited service or entry-only where your MLS requires that designation, and other agents can see it.

If that list makes you uneasy, the Represented package exists for exactly that reason — and if you want full service, you want a traditional listing, and we’ll tell you so.
