I'm a Houston girl and an Aggie. I was leasing apartments before I'd even finished my degree at A&M — not glamorous, but I worked out fast that I liked this and I was good at it. Licence in 2010. Five years at a big firm learning how the business really runs. Then I opened my own brokerage, because I wanted to do it my way.
Since then I've closed more than 250 home and land transactions. A lot of those were land — owner financing, rural tracts, development ground, the kind of dirt most agents quietly hope nobody asks them about. I will happily spend a Saturday walking fence lines with you. Land is my favourite part of this job and I'm not remotely subtle about it.
But here's the thing I couldn't stop noticing, year after year. So many of my sellers didn't need most of what they were paying me for. They knew their street better than I did. They were glad to show their own house. They could talk to a buyer just fine. The only thing they genuinely couldn't do alone was get into the MLS — because that takes a licensed broker who belongs to their board.
It started to feel wrong, honestly. So I built 123EasyList to sell them that one thing, at a price that reflects that one thing, and nothing they never asked for.
And I'm still the broker on every single listing. Not a logo on a website. The actual person whose licence is on the line, who you can look up in thirty seconds, and who will tell you straight if what you really need is a full-service listing instead. I'd rather lose the sale than sell you the wrong thing.

Why this exists
A full commission buys you a bundle. Some sellers need every bit of it. Plenty don't, and they were paying for it anyway because there wasn't anything else on the shelf.
So I unbundled it. You pay for MLS access and your Texas paperwork done properly, and you keep the rest of your money.
Which is why the limits are on the website instead of buried in the fine print. This is a limited service listing. You're the point of contact. I don't attend your closing. If that doesn't suit you, what you want is a traditional listing — and I'll tell you so rather than take your money.
And because this is a brokerage and not a website, I review every listing before it goes to the MLS. Under Texas law that responsibility sits with me personally. It can't be automated away, and it's the honest reason this costs what it does instead of less.

A fair question
It is a reasonable thing to ask, and the category has earned the scepticism. Plenty of flat fee operations are lead-generation businesses that hand your listing to whichever broker in your state will take it, and you never learn who is legally responsible for your file.
You can check us in about thirty seconds, and you should check anyone you are considering.
Go to the Texas Real Estate Commission licence search and enter 9011883. You will see Rolling Pin Brokerage Holdings LLC, its status and expiry, its designated broker, its registered assumed names — 123EasyList among them — and any disciplinary history. Search 607547 and you will find Michelle individually.
Do the same for any competitor. If a service will not tell you which licensed Texas broker holds your listing, that is the answer to your question.
